Boiler (Cold) Inspection

On arrival note thermostat settings.

Go to Boiler. TURN BOILER SWITCH OFF.

With bucket underneath relief valve, test valve by opening and closing.

If valve reseats and absolutely no water continues to drip, proceed to next.

If valve drips, replace valve.

Open cover of Boiler. Clean burners and check flue passages for obstruction.

If found, use boiler brush to clean chambers. Vacuum up debris.

Open flue cleanout cap and check for obstruction. Clean if necessary.

If boiler has a standing pilot, blow it out and make sure gas valve clicks closed. Then relight.

Tighten all wires. TURN BOILER SWITCH ON.

Change thermostat batteries. Turn to heat and put to 80. If boiler lights, test each safety to make sure boiler turns off.

If flue damper is present, check operation.

Allow boiler to heat up. While waiting, determine water pressure on boiler.

When boiler gets to 140 degrees, pressure should be between 15-20 psi.

Purge radiators, most air will be at the top floor.

Take CO reading in space and in flue. Check flue temperature. Print out receipt and place in service log ziplock.

Open aquastat cover and make sure limit is set to 180. If boiler is not satisfied you can temporarily turn down to initiate satisfying of boiler. Then put back to 180.

Do not allow pressure under 10 or above 25 psi.

Drain or fill as needed. Leave manual fill valve the way you found it.

Wipe down boiler and clean up area.

Fill out service log, if not present attach to unit.

Place J&B foil label on boiler.

Return thermostat to original settings. Replace batteries.

Explain findings to customer and suggest any upgrades or replacements that are appropriate.

Advise customer that invoice will follow via email.

Thank customer for their business!

Populate work order on tablet. List all parts & materials used. Upload any images.

Note any work that needs to be done.

Note general condition of major components and approximate age of equipment.
